Modified bitumen (torch-down or self-adhered) is the traditional choice for small lanai and porch roofs, easier to detail against block walls and tile edges. Both go over a proper substrate with tapered insulation where ponding has been a problem, terminate in metal edge, and — the part that matters most — are flashed into the main roof with a peel-and-stick transition and counter flashing, not a bead of caulk. Questions we get about flat & low-slope roofs
Why does my lanai roof leak where it meets the house?
Because the flat roof and the pitched roof move differently, the original flashing was one piece of metal thirty years ago, and every roofer since has caulked it. The fix is a proper transition — membrane run up under the tile or shingle, counter flashing, and a sealed deck under both. It's a half-day job and it ends the leak.
TPO or modified bitumen for my lanai?
For most lanai roofs under 400 square feet, modified bitumen — it's easier to detail against the block wall and the tile edge and it's less money. For a big Florida room or a commercial roof, TPO's welded seams and reflectivity win.
Can you fix the ponding?
Yes. Standing water shortens any flat roof's life. Tapered insulation gives the roof a slope to the drain or scupper; sometimes adding a scupper through the parapet is all it takes.
How long does a flat roof last here?
TPO 20 to 25 years, modified bitumen 15 to 20, both assuming the seams and terminations are done right and the roof doesn't hold water. The sun does more damage to a flat roof than to a pitched one, which is why white membranes are worth it.
Do you need a permit for a lanai roof?
For a replacement, yes; for a small repair, generally no. We pull it when the city requires it.
Can the flat roof be done with the main roof replacement?
That's the best time to do it — the tie-in gets built once, properly, and the whole roof is on one permit and one warranty.
