Most of Cape Coral built before 2000 was roofed in shingle, and a lot of what came off in Ian was three-tab shingle installed with four staples in the 1990s. The material has changed and so has the code. Today's architectural shingles carry ASTM D7158 Class H (150-mph) or D3161 Class F (110-mph) wind ratings, they go down six nails per shingle in the wind-borne debris region, the starter course and rakes are hand-sealed, and everything sits on a deck that's been re-nailed and sealed with a self-adhered secondary water barrier. How long does a shingle roof last in Cape Coral?

Eighteen to twenty-five years for architectural shingles installed to code, less for three-tab, less again on a dark roof with poor attic ventilation. Salt air and UV are harder on shingles than on tile or metal, which is why the ventilation and the algae-resistant granules matter.

Will insurance accept a new shingle roof?

Yes. It resets the roof-age clock — insurers can't decline or non-renew for age until it's 15 years old — and earns the full wind mitigation credits. Citizens asks for replacement documentation at 25 years on shingle, so you'll have a couple of decades before that comes up.

Why six nails instead of four?

Because the manufacturer's high-wind rating requires it and so does the code in the wind-borne debris region. Four nails is a 60-mph roof no matter what the shingle wrapper says.

Shingle or metal for resale?

Metal and tile carry the premium in Cape Coral listings; a new shingle roof still checks the box buyers and their insurers care most about — under 15 years old, permitted, wind-mitigated. If you plan to be in the house more than 20 years, metal is worth the difference.

Can you do the lanai flat roof too?

Yes, but not in shingle — anything under a 2:12 pitch gets a membrane (TPO or modified bitumen) tied into the shingle roof with proper flashing. That tie-in is the most common leak in the city, so we do it carefully.
